It would take a blind person to miss the house pet featured in this weeks edition of Animals of the MLS. They are front and center. This photo shows us one of two things; Either the agent taking the picture simply did not care that there was an animal in the photo, or the stubborn creature was not about to budge. The glare being given by the sellers precious pooch tells me it's probably the latter. It seems to me the very serious look reveals that this old boy does not appreciate a stranger in his space. The stiff stance and tucked tail would indicate a body posture not very welcoming to guests...read more.

The Most Expensive Home sold in Arizona last week
The most expensive home that sold in Arizona last week is reminiscent of what it would be like if the Alamo would have been a luxury home. The use of exterior construction materials such as rustic stone work, large square wooden beams, heavy solid wood doors, and stone paved driveways and walkways feels as if this home could have been built in the 1800's. The interior continues that theme with the use of reclaimed wood floors, vaulted and exposed ceiling beams, custom carved cabinets and bathroom vanities, and other traditional Southwestern inspired decor. The backyard is grassy, abundantly spacious and will make you feel as if you're on the wide open range. This luxurious home also backs to the famous McDowell Mountain Preserve guaranteeing you no neighbors will ever encroach on your privacy...read more.

This is a moderate increase from May when home owners were getting 97.1% of their asking price. Other than the minuscule drop from February to March of 2015 this Sold to List ratio has seen a steady gain since the beginning of the year and does not show any signs of plateauing...read more.
What I learned in Real Estate this week - 7/19/15
Fresh off the heels of last week's crazy condo neighbor fiasco it's time for this week's reflections about what I learned in real estate. I was referred to a new buyer this week who had previously been working with a different agent months ago but did not feel they "clicked" with them so they had completely halted their home search. The reasons they felt they weren't being properly represented are for another blog post on another day, however, I was happy to assist them in any way that I could.
We had multiple phone, text, and email conversations this week going over the basics of what they need in a home and the locations that would best suit their family. They have already been previously pre-qualified so the only thing that was left to do was meet them in person and start showing them homes...read more.
