Animals of the MLS

This week's featured pet on Animals of the MLS is a goliath among the domesticated animal kingdom! Bullmastiffs can reach weights upwards of 130 lbs. Their bark can be menacing and their presence can be extremely intimidating to unwelcome guests. However, I'm sure if you ask any owner of a Bullmastiff they will most assuredly tell you their precious pooch is harmless. But their position on the subject is biased. This poor guy just wants inside. He is longing to be a part of the activity going on in his domain and he appears extremely saddened and puzzled as to the reason he has been relegated to the backyard.

Bullmastiffs are known for their big, meaty, slobbering jowls and large "leavings". I can only imagine the amount of cleaning that needed to be done to the inside and outside of this home to prepare it for sale. This is a prime example of why it is best to remove a pet from the home for any showings if at all possible. There are many buyers uncomfortable around other people's animals especially a creature of this size and might. There is a case that can be made for a specific picture of this family pet to be uploaded to a listing as a warning to agents or buyers who may attempt to show the home without the proper notification. Although I wouldn't particularly feel sorry for anyone who tried to skirt the system and show up unannounced only to be greeted by this behemoth, I still would not want any negative ramifications to happen because of it. 

As for the picture itself there is so much going on I can't even focus my eyes on any one aspect of the room. The lighting is dark and dreary giving a cramped feel to this space. All of the flat surfaces are cluttered with either home decor or needless items. The dog bowl on the floor certainly isn't a staging prop that any potential buyer would feel adds to the ambiance of the home and should have at least been removed for the photographs. Overall, this picture gives you the feel of a dark, dirty, cluttered room with a massive animal peering in from the outside. Not exactly great selling points when you're listing a home.

The Most Expensive Home sold in Arizona last week

Only a handful of properties each year in the Phoenix area come up for sale that are a cut above the rest. They are true luxury at it's finest. The most expensive home that sold in Arizona last week was one of these magnificent mansions. Constructed in 2013 and listed as having a total living space of 22,215 square feet, this JR Mcdade Company built property sold for $7.315 Million dollars. What was also a rarity in the luxury home selling market is that this palatial estate was sold by auction through DeCaro Luxury Auctions. There was no reserve set and no minimum bid. The original list price was set at over $16 Million dollars back in 2014 so it seems like almost a steal for the new owner to have walked away paying cash for less than half of that asking price...read more

Market Report - Listing Prices in Gilbert, AZ - October 2015

October brought about the first significant decrease in the Active Median List Price since last April. We had seen a few minor market adjustments throughout 2015 here in Gilbert, Arizona and it's not as if this current drop in prices is cause for too much alarm. The Active Median List Price for homes in October was $319,900 which is about a $6,000 drop from prices the previous month of September. New homes coming on to the market for sale and also Sold homes saw a small increase for October. The average price for a home entering the market for sale in October in Gilbert was $288,295 and the average Sold home closed at $268,000. What I learned in Real Estate this week - 11/1/15

My next door neighbors moved out this week. They were a nice couple with two small children. I would see them often in their front yard as I walked to the mailbox throughout the week. I stopped and chatted with them quite frequently. They were renters and had moved in to the Gilbert area to be closer to their friends and family. A year ago, the wife had complications during her third pregnancy and unfortunately lost the baby. Relocating to be around a support structure was much needed. 

I've known the house next door was a rental property since we moved in. I've actively marketed to the owner over the last few years and never received any sort of response due to my frequent mailings to his home address. I also had several conversations with the husband and wife who were renting about being able to help them with any of their real estate needs in the future. 

I was a bit surprised to wake up to a moving truck the morning they moved out. They hadn't mentioned anything to me about finding a new place to stay. There wasn't any activity around their home leading up to the move that would have indicated they were about to leave. A half dozen trucks and several people were hustling about, hauling, and loading all of their belongings in to the various vehicles and within a few hours they were gone. Just like that. No "goodbye" or "good luck" was to be uttered or shared between us..read more
