Market Report - Listing Prices in Gilbert, AZ - April 2016

We've got a mixed bag of results from April's housing numbers here in Gilbert, Arizona. On some accounts it looks like the busy Spring buying season is here and in full swing already. However, other indicators have the market still in neutral. Let's first break down the numbers. The average Active median list price for a home in Gilbert for the month of April 2016 was $337,750 which is almost a $13,000 increase from the same time last year but it's a slight decrease from last month. Sold home values experienced an increase. The median price for a home that sold in Gilbert, Arizona in April of 2016 was $275,000 which is an increase of $10,000 over last month's values. Also seeing a decrease was the New listings coming on to the market. New homes being put up for sale had sellers lowering their home value expectations in April.  

So what do these numbers mean if you are a current homeowner in Gilbert or you wish to become one? When the annual busy Spring and Summer real estate market begins, it usually doesn't take long for buyers and sellers to disagree on home prices and values. Sellers generally start to reach for the stars when it comes to pricing their homes, hoping that they can garner top dollar from eager buyers. Meanwhile, buyers are just now rubbing their eyes and waking up from their Winter slumber only to be shocked at the sticker price for homes that they once may have thought were in their budget. Animals of the MLS

This week's star of Animals of the MLS reminds me of the White Rabbit in Alice in Wonderland who is famous for his tune, "I'm late, I'm late for a very important date".  Our furry friend seems to be afraid he's missing out on all the action happening in the house so he's rushing downstairs to join in the fun. Perhaps he heard some scuttling about and thought there was a good old fashioned game of tug-o-war going on without him. Maybe someone accidentally said the word "treat" and he flew down the steps to claim his snack of choice. No matter what activity he perceived as happening this picture captured his frenzied attempt at joining in all the fun. 

If he was that intrigued by the agent's presence snapping photos just imaging how excited he was anytime a potential buyer arrived for a showing. Even if our companion was kenneled but allowed to remain in the home for viewings there's little doubt in my mind that his excitement would get the better of him when buyers entered his domicile. I bet he would have greeted visitors with a bevy of barks which could intimidate a potential home shopper. Sellers should do everything they possibly can to make their home a comfortable and inviting atmosphere setting the mood for a positive showing experience even if that means completely removing their pets from the premises. 

As for the picture itself, it does absolutely nothing to show a home shopper a selling feature of the home.  It doesn't capture the full scope of the staircase or front entry in which I assume this picture was taken. The living area in the background is too far away to get an accurate depiction of it's size and usefulness or how it's situated in regards to the flow and floor-plan of the home. In my opinion this was a completely unnecessary picture to upload to the MLS.
