Animals of the MLS

We have an exhausted feline friend in this week's edition of Animals of the MLS. I don't think a herd of stampeding buffalo could get this kitty to move from it's napping spot. However, with all of that comfortable looking furniture in the room why they would choose to lounge on the ground is a question to consider. Unless this pet has been banned from reclining on the household sofa there are much more comfortable places to sleep.  

Even as this kitty is clearly docile and doesn't feel the need to run away at the sight of a stranger taking photos of their domain, you can see that they still have their eyes open and are curious as to what exactly is taking place.  There are two different reactions that cats have to stangers. One is to run for the hills as if their life is in immediate danger. The other reaction is to cozy right up to the new human as if they've been best friends for a lifetime. When you view a property knowing there are cats present you have to be prepared for either scenario.

As for the picture of the room itself, it doesn't give you much to go on as to what space you're even looking at. There's a small railing in the distance so this could either be a picture of a basement or a first floor living room space. Whatever the case may be, this photo doesn't help define this room for anyone. This is a perfect example of why it can pay major dividends to have a professional stager evaluate your property before putting it on the market. This room seems to be clean and has decent space but there's nothing about it that inspires a potential buyer to view themselves living here. Re-arranging furniture, adding light and some hints of color and personality would go a long way in showing a home shopper the potential of this space.

June 2016 Market Report - How much is my Gilbert, AZ Home worth?

Every home owner wants to know how much their property is worth. Prices have long since stabilized for the most part here in Arizona and the dramatic shifts in upward and downward pricing have largely ceased. Bidding wars are few and far between and are only reserved for those most sought after locations around the Valley where properties rarely come available. But what can a home owner expect to get from their Gilbert, Arizona home?

The Sold to List ratio is a comparison between the price of what a seller listed their home for sale versus the price in which the home was eventually sold. In June, home sellers in Gilbert, Arizona saw a minuscule increase in this ratio. According to the numbers, home owners are getting around 97.5% of their asking price when selling their home which is 0.1% higher than the previous month of May. Traditionally, prices and values steadily increase during the busy Summer moving season here in Arizona. 

The Sold to List price average is around the same percentage it was a year ago, if not slightly higher, which still shows a strong and stable real estate market here in Gilbert, Arizona. This is a good reminder to sellers that although you can list a home for sale at whatever price you feel is fair, the free-market will dictate what the home is worth. Ultimately, a home is only worth what someone is willing to pay for it. There are certainly homes that get offers at the full listing price but on average most home owners are only getting close to the 97.5% ratio shown in this latest graph.

Conversely, this is also a good reminder to buyers that sellers are getting the majority of their asking price so low-ball offers are not only being roundly rejected but are completely unrealistic in today's stable market. The Gilbert housing market has been steady all year so a dramatic shift up or down in the Sold to List ratio would be a surprise as we get further entrenched in the busy Summer market.

The Most Expensive Home sold in Arizona last week - 7/12/16

The most expensive home sold in Arizona last week is a modern twist to Southwestern living. Glass, steel, industrial block, and concrete combined with neutral colors and desert landscaping all blend together to create a one-of-a-kind luxury property that sold for just over $4 million dollars. Located on the 9th fairway of the Jack Nicklaus designed Chiricahua golf course the city and mountain views are spectacular both during the day and in the evening as the city lights twinkle brightly in the distance. It did take over a year and a very large price reduction was necssary to allow this property to find it's new owner so clearly this David Hovey designed property showed that it did not appeal to a wide variety of buyers.

Animals of the MLS

We have a sad but curious looking doggy in this week's edition of Animals of the MLS. Front and center, our family friend is definitely checking up on the agent taking pictures of their domain. He could also just be waiting for someone to throw his ball or perhaps grab his chew toy and play a good old fashioned game of tug-o-war. Either way, this pooch is in a position to survey what's happening and make sure everything is on the up-and-up. 

Not a very large breed of dog, this animal's size certainly isn't imposing, however, smaller dogs can be more vocally intimidating than their more size-able counterparts. That being said, it's always best to completely remove pets from the premises if possible for showings or at the very least have them kenneled. There are still plenty of individuals who are afraid of dogs and might not even include your home on the list of possibilities if they know a dog is present.  

As for the picture of the room itself, I can only assume it's a second story loft based upon the railings, however, the photo does nothing to showcase the space other than to show a potential buyer how much clutter and over-sized shelving will fit in the room. Personally, I can't take my eyes off of the onslaught of disorganized books to even notice much else about this room. This space is dark, cluttered, uninviting, and doesn't do anything to entice a potential home shopper to envision themselves living in and enjoying this loft area.
