Market Report - Listing Prices in Gilbert, AZ - August 2016

We've got a little bit of a mixed bag of results from August's housing numbers here in Gilbert, Arizona. On some accounts it looks like the busy Summer buying season is still in full swing. However, other indicators have the market taking an unexpected downturn that isn't quite normal for this time of year. Let's first break down the numbers. The average Active median list price for a home in Gilbert for the month of July 2016 was $339,900 which is almost a $5,000 decrease from the previous month and the second straight month in which this statistic showed a decline. Sold home values experienced a slight increase up to $285,000. New homes being put up for sale also showed an increase. Sellers increased their asking prices by nearly $10,000 to average $299,900. 

So what do these numbers mean if you are a current homeowner in Gilbert or you wish to become one? The busy Summer selling season is beginning to wind down. Each year when that happens, it usualy takes sellers longer to adjust their prices based upon the decrease in buyer traffic. Over the Fall and Winter you will generally begin to see housing prices overall begin to decline until next Spring. Sellers need to understand that if you price your home too high your home will be received by buyers with a resounding thud. The longer your home lingers on the market the more it becomes a stale listing and you may miss your sales window of opportunity.

Animals of the MLS

Our furry friend is front and center in this week's edition of Animals of the MLS. Ears perked, and patiently waiting for a treat this featured family pet could not be more curious as to why this agent is snapping photos of their yard. I'm sure they are worried their buried treasure strewn about the premises might be discovered so they're keeping an eye out on this stranger in their domain. You can bet that this agent wasn't able to escape the home without plenty of belly rubs given out. 

Not a very large breed of dog, this animal's size certainly isn't imposing, however, smaller dogs can be more vocally intimidating than their more size-able counterparts. That being said, it's always best to completely remove pets from the premises if possible for showings or at the very least have them kenneled. There are still plenty of individuals who are afraid of dogs and might not even include your home on the list of possibilities if they know a dog is present.  

As for the picture of the backyard itself, there are a few minor adjustments that could have been made by the agent and owner to make this photo more appealing to prospective buyers. First, there is plenty of greenery, however, it's so large and overgrown it overwhelms the space. Even the partial tree covering the upper right hand corner of the picture is blocking some of the view. These bushes and shrubs should have been trimmed back to give a more spacious feel to the yard. Secondly, the use of a wide angle lense would have gone a long way to show home shoppers a more open view of this yard and possible entertaining space.
