Market Report - Listing Prices in Gilbert, AZ - October 2016

We've got a little bit of a mixed bag of results from October's housing numbers here in Gilbert, Arizona. On some accounts it looks like the busy Summer buying season is still in full swing. However, other indicators have the market beginning it's annual Fall and Winter slowdown. Let's first break down the numbers. The average Active median list price for a home in Gilbert for the month of October 2016 was $345,000 which is surprising increase from the previous month and the third straight month in which this statistic showed an increase or remained neutral. Sold home values experienced a decrease down to $280,000 which is almost a $10,000 drop. New homes being put up for sale also saw an increase up to $309,500. 

So what do these numbers mean if you are a current homeowner in Gilbert or you wish to become one? The busy Summer selling season should be winding down but there are still signs of buyers and sellers remaining active. Each year, it usually takes sellers longer to adjust their prices based upon the decrease in buyer traffic. Over the Fall and Winter you will generally begin to see housing prices begin to decline until next Spring. How long will it take to sell my Gilbert, AZ home? - September 2016

It's been up and down the past several months in the amount of days it's been taking to sell a home in Gilbert, Arizona. The market saw an increase in this statistic for September after seeing a decrease the previous month. On average in the month of September 2016 a home in Gilbert took 61.5 days on the market before a home sold which is a 7 day increase over the previous month's numbers. Going back a full year the average home in Gilbert sold for just about this same amount of days on the market so we have certainly been in a stable market overall inspite of it's slight ups and downs. There are still some homes in the most highly sought after neighborhoods and locations which are selling almost as fast as they are being placed up for sale, and yet some other homes in the higher price brackets are taking longer than the average to sell. 

The most competitive price range in Gilbert, Arizona currently is that of the first time home buyer between $200,000 and $250,000. Homes in that price range are being bought up the quickest and some are receiving multiple offers within the first few weeks of being listed for sale.

We are now headed in to the slower Fall and Winter real estate market. Historically during this time of year it takes more time to sell a property as there are less buyers in the market for a new home.
