What is the Absorption Rate when it comes to real estate? The Absorption Rate chart shows how long the current inventory of properties would last at the current rate of sales. If no new properties were added to the market, and sales continued at a steady pace, the Absorption rate indicates the number of months required to sell all the properties on the market. In a healthy real estate market this number should hover around a 3-Month average...read more.
What I learned in Real Estate this week - Birthday Addition
I normally don't like to tell people it's my birthday but today is my 40th. Not that it matters but this year was a little different than previous years. I ran six marathons in my 30's. Living a clean and healthy lifestyle has always been a big part of my life. My dad is in his mid 70's and can still go outside an run 3 to 5 miles easy. He has grown his own organic vegetables in his huge garden since I was a little girl and he still does to this day. I battled through a handful of different injuries during training for my last marathon a few years ago and decided that it might be my body telling me it just isn't cut out for that sort of rigorous training anymore. However, I'm a goal oriented person and I needed a new target to aim my sights at...read more.
Animals of the MLS
This week's installment of Animals of the MLS shows us a protective pet guarding it's food. Or at least they think it's their food. Perhaps it's the warmth of the pizza box that's alluring or maybe it's the wonderful smells enticing this cat to sit and wait until a human reveals the boxes contents. The only thing I'm curious about is how in the world this picture ended up being uploaded to a listing on the MLS...read more.
Top Home Upgrades Buyers want in 2015
If you are a new home builder you are constantly changing your design styles to fit the current trends that are shaping the marketplace. An on-line article I read recently "12 Most Popular New-Home Amenities in 2015" reflected on a survey done by the National Association of Home Builders that outlined what top features buyers are currently most interested in. Surprisingly enough I found that most of the upgrades and desirable home features have already been a part of the new builds in my market for quite some time now but there are still a few items that don't seem to be in high demand just yet...read more.

Be a Fountain not a Drain
We all know "those" people. The co-workers at the office that will draw you in to a 30 minute conversation every time they see you when time is sparse and you have a million things to do. The neighbor who you avoid so that you don't have to listen to their never-ending tales of despair as their life always seems to be falling apart around them. The individuals who work the system to get every single hand-out available to them without any real plan to ever get back on their feet. They are content with simply letting the world around them provide for their needs. There are plenty of individuals and situations that drain not only our own personal time and energy but also threaten to drain the very systems put in place to help those down on their luck. I'm certainly not advocating that we turn our backs on anyone who isn't going to be serving a selfish purpose in our lives. But it occurred to me that as a society we need more Fountains and less Drains...read more.
