The Most Expensive Home sold in Arizona last week

The most expensive home that sold in Arizona last week is reminiscent of a rustic ski lodge but instead of being located high in the Rocky Mountains, it's situated on the Sonoran Desert floor. The endless wood work in this multi-million dollar luxury property could only have been completed by a master carpenter and craftsman. Wide plank wood floors, exposed wood beams and wood paneled ceilings, are just a small fraction of what was included in this design style. Add to all of that the custom built in bookshelves, cabinets, fireplace mantles and stair case railings and the amount of expenditure on lumber alone for this home must have been a overwhelming amount of the budget.

Massive antler chandeliers hang from the main living space that perfectly frame the floor to ceiling stone fireplace.  But don't let the mountaineer appeal of this property fool you in to thinking it's any less of a luxury home. The chef's kitchen provides every modern amenity a cook could desire and the rest of the fixtures and finishes still exude class and old-world sophistication. The backyard provides mountain views and more than enough space to stretch out and play. A large and inviting swimming pool will provide countless opportunities for enjoyment and entertainment. Lastly, one of the most unique features of this home is the fireman's pole that was installed for a fun and childlike way to access the walk-out basement. Click on the picture below for the full MLS listing:

December 2015 Market Report - How much is my Gilbert, AZ Home worth?

Every home owner wants to know how much their property is worth. Prices have long since stabilized for the most part here in Arizona and the dramatic shifts in upward and downward pricing have largely ceased. Bidding wars are few and far between and are only reserved for those most sought after locations around the Valley where properties rarely come available. But what can a home owner expect to get from their Gilbert, Arizona home? The Sold to List ratio in December saw the fourth straight month of declines in this statistic. According to the numbers, home owners are getting around 96.1% of their asking price when selling their home. Although the market is showing signs of home values decreasing this isn't out of the ordinary for the Winter real estate season. Traditionally, prices and values will drop during this time of year and will start to see increases again once the busy Spring and Summer moving season begins.

The Sold to List price average is still at it's highest level in the past year which shows a strong and stable real estate market here in Gilbert, Arizona. This is also a good reminder to sellers that although you can list a home for sale at whatever price you feel is fair, the free-market will dictate what the home is worth. Ultimately, a home is only worth what someone is willing to pay for it. There are certainly homes that get offers at the full listing price but on average most home owners are only getting close to the 96.1% ratio shown in this latest graph.

Conversely, this is also a good reminder to buyers that sellers are getting the majority of their asking price so low-ball offers are not only being roundly rejected but are completely unrealistic in today's stable market. The Gilbert housing market has been steady all year so a dramatic drop in the Sold to List ratio would be a surprise as we head further in to the Winter real estate market slow down.

Animals of the MLS

This week's edition of Animals of the MLS should make you shake your head in utter disbelief. It's a first for this weekly series and hopefully won't be repeated for quite some time. If you're still unsure of what I'm referring to let me be a little more blunt and to the point. In case you missed it at first glance, there just so happens to be a cute little canine relieving themselves right smack dab in the middle of the yard as this picture was snapped. Yet somehow, beyond my comprehension and probably to the dismay of anyone who follows this series of mine, this photo found itself attached to a home listing for a property that was for sale.

You can hardly place any blame on our furry friend as they were just heeding the call of nature. However, the agent or photographer who captured this glorious moment in time certainly should have realized what was on full display and either deleted it altogether or at the very least kept it off of the MLS. Seeing this pint sized pisser doing their business makes me wonder just how many loathsome landmines were also scattered about this backyard in which potential buyers needed to navigate around.  You certainly have to admire the ability of animals to be relaxed and comfortable enough around even complete strangers to get down and dirty whenever the need arises.

As for the picture of the backyard itself I don't even know where to begin an assessment. The glare at this time of day is so prevalent that it doesn't allow a viewer to grasp the true look and feel of the space. Exterior photos of this home should have been done much earlier or much later than this so that the bright Arizona sun wasn't directly overhead causing such distortion. There is children's play equipment and toys scattered about the entire yard which gives off the impression that this property is unkept and not taken care of properly. I understand that when you have children there will be toys and play items that will be strewn about, however, when it comes time to sell your home these items must be organized and put away so that the home can be show ready the entire time it's on the market for sale. Selling a home isn't necessarily convenient and you want your home to be clean and presentable for buyers.
