The most expensive home that sold in Arizona last week is a rustic, old-world home that seems strangely out-of-place and yet at the same time totally at home in it's desert location. The exterior follows a familiar Spanish architectural theme with smooth stucco walls and rounded corners along with a flat roof system and dark red tiles. The design style takes a turn with the heavy use of natural wood logs and stone that isn't indigenous to the area. A mix of classic desertscape along with vines and plants allowed to grow along walls and walk-ways provide a combination of greenery that adds to the eclectic feel. There are multiple courtyards and sitting area which will allow the new owner to take in the views of the eight green on the Chiricahua golf course in the Desert Mountain community in which this home is located. 

There isn't a lot of natural light on the interior of this luxury property. It's apparent that the look and feel was meant to be dark, rich, and secluded.Usually homes of this caliber have soaring 20 foot ceilings but you won't find those here. March 2016 Market Report - How much is my Gilbert, AZ Home worth?

Every home owner wants to know how much their property is worth. Prices have long since stabilized for the most part here in Arizona and the dramatic shifts in upward and downward pricing have largely ceased. Bidding wars are few and far between and are only reserved for those most sought after locations around the Valley where properties rarely come available. But what can a home owner expect to get from their Gilbert, Arizona home?

The Sold to List ratio is a comparison between the price of what a seller listed their home for sale versus the price in which the home was eventually sold. In March, home sellers in Gilbert, Arizona saw a slight increase in this ratio after an expected decrease the previous month. According to the numbers, home owners are getting around 96.6% of their asking price when selling their home. Traditionally, prices and values drop during the Winter and start to see increases again once the busy Spring and Summer moving season begins. 

The Sold to List price average is around the same percentage it was a year ago which shows a strong and stable real estate market here in Gilbert, Arizona. This is a good reminder to sellers that although you can list a home for sale at whatever price you feel is fair, the free-market will dictate what the home is worth. Ultimately, a home is only worth what someone is willing to pay for it. There are certainly homes that get offers at the full listing price but on average most home owners are only getting close to the 96.6% ratio shown in this latest graph.

Conversely, this is also a good reminder to buyers that sellers are getting the majority of their asking price so low-ball offers are not only being roundly rejected but are completely unrealistic in today's stable market. The Gilbert housing market has been steady all year so a dramatic shift up or down in the Sold to List ratio would be a surprise as we approach the busy Spring and Summer market.

Animals of the MLS

Finally back to the feline variety in this week's Animals of the MLS. This kitty appears to have been captured contemplating life and it's meaning. Just what sort of reflective thoughts are running through the mind of our concerned cat? Perhaps they're envisioning all of the backyard birds they let slip through their paws. They could also be wondering if today's the day they seek help for their catnip addiction because it seems to be getting out of control and it's tearing the family apart. Whatever the case may be, I bet after sitting on the counter deep in thought this tabby laid down for a long afternoon nap to rest their weary head. 

I don't know if it was planned out or not but it's not often a homeowner can expertly design a kitchen around the color of their pet. Everything in this picture seems to match the cat. The granite, the tile floors, the cabinets, the chairs, the table, and even the decorative ceramic pig on the counter all share the same color scheme. I've heard of pet owners being obsessed with their animals but to decorate a house based upon them is taking matters to a different level! All kidding aside I would bet some serious cash that this kitty greeted potential home shoppers as they entered the house and gave them a personal guided tour around the interior. They seem right at home with the agent snapping photos and I can't imagine they would suddenly have stage fright with any other stranger who would enter their domain. 

As for the picture itself, besides the contemplative kitty, it's a little blurry and too narrow a scope to grasp the entire space. It's certainly a clean and neutral room but a wide angle lens would have done wonders for showing the entirety of this kitchen. This is also a perfect example of when you should use a stager to warm up an otherwise bland and lifeless area of the home. There needs to be more color to bring some pizzazz to an area of the home where a lot of time will be spent. Overall this isn't the worst Animals of the MLS photo I've seen but a few extra touches could have made it much better.
