Market Report - Listing Prices in Gilbert, AZ - July 2016

We've got a little bit of a mixed bag of results from July's housing numbers here in Gilbert, Arizona. On some accounts it looks like the busy Summer buying season is here and in full swing already. However, other indicators have the market taking an unexpected downturn that isn't quite normal for this time of year. Let's first break down the numbers. The average Active median list price for a home in Gilbert for the month of July 2016 was $341,250 which is almost a $9,000 decrease from the previous month. Sold home values experienced a slight decrease from $280,000 in June to $278,000 in June. However, new homes being put up for sale had sellers increasing their asking prices by nearly $1,000 to average $290,950. 

So what do these numbers mean if you are a current homeowner in Gilbert or you wish to become one? When the annual busy Summer real estate market begins, it usually doesn't take long for buyers and sellers to disagree on home prices and values. Sellers generally start to reach for the stars when it comes to pricing their homes, hoping that they can garner top dollar from eager buyers. Meanwhile, buyers usually experience sticker shock due to the typical Summer price increases. July's housing numbers reflect buyers being a little bit stingy in what they are willing to pay for a home in Gilbert causing sellers to decrease their home prices to garner the attention of interested home shoppers. Animals of the MLS

We have a super happy hound in this week's edition of Animals of the MLS. This little pug appears to be up for anything as he follows this real estate agent around his property to give a personal guided tour. I'm sure he's showing her all the great spots to lie down in the shady grass and pointing out the best places in the yard to run around and bark at the sound of passing cars and neighbors. If this agent played their cards right, I just bet he even shared with them a few secret spots where he's hidden toys and buried treasures in the ground! 

Even as this smaller breed of dog is not known to be aggressive these little ankle biters can still do damage to an unsuspecting home shopper if, in their joy, they jump up or begin to bark excitedly. This could scare away any individuals that have a fear of dogs, the elderly populace, or small children that aren't comfortable around animals. That's why it's always best to either have your dog kenneled for home showings or completely remove them from the premises but taking them for a walk or perhaps to the park while a potential buyer is contemplating purchasing your home. 

Most of these Animals of the MLS pictures are some of the worst photos and poor choices for marketing a home. However, the picture of this yard isn't half bad. The homeowners have at least taken care to have this space cleaned up and landscaped so that it gives a potential home buyer the impression that this property has been well cared for which can go a long way in easing their minds as to the condition of the home they are thinking of purchasing. A little photoshopping would have easily removed Fido out of the picture so as not to be a distraction. Another improvement that could have been made would have been to use a wide angle lens to give the yard more depth and width. Overall, there have been much worse pictures uploaded to the MLS that were used to "showcase" a home for sale.

How long will it take to sell my Gilbert, AZ home? - June 2016

June saw another big decrease in the amount of time it was taking to sell a home in Gilbert, Arizona which is the fourth month in a row for this housing statistic. On average in the month of June 2016 a home in Gilbert took 53.9 days on the market which is a 7 day decrease over the previous month's numbers. Going back a full year to June of 2015 the average home in Gilbert sold after 60 days on the market so we have certainly seen a slight improvement in even the year over year numbers. There are still some homes in the most highly sought after neighborhoods and locations which are selling almost as fast as they are being placed up for sale, and yet some other homes in the higher price brackets are taking longer than the average to sell. 

The most competitive price range in Gilbert, Arizona currently is that of the first time home buyer between $200,000 and $250,000. Homes in that price range are being bought up the quickest and some are receiving multiple offers within the first few weeks of being listed for sale.
