This week's edition of Animals of the MLS features a content kitty who is curious enough to be involved in the action all the while still guarding their favorite scratching post from any strange intruder who may attempt to overtake their territory. This family friend is of the long-haired variety so careful and thorough cleaning would most certainly need to be taken in to consideration when placing a home for sale on the market. One of the worst first impressions a potential home shopper can have is of a dirty and un-kept home. Having pets in general can add additional cleaning task especially when they're of the long-haired breeds. 

There are generally two kinds of cats when entering a property to show prospective home buyers. The first variety will greet you at the door and give you a guided tour of the entire residence room by room. The second kind will run away as fast as they can as soon as they hear the key being inserted in to the lock. They'll be hidden away until everyone has left, or perhaps be scared out of their hiding spot only to startle an unsuspecting home shopper. As an agent, knowing a cat is going to be present in the home can make you a little nervous as they have a tendency to try and escape out of the home more often than dogs. Extra vigilance is needed to guard exits. 

As for the picture of the living area itself, it certainly isn't the worst one that has been featured in this weekly series. There is good light in the room and a good camera lens was used to show the depth and size of space. A professional stager would most likely have suggested removing the lounge chair which cuts off the flow in to the room. Also, adding some splashes of color with a decorative rug or perhaps some small pieces of wall art would have added some character and life in to what seems to be a very neutral and bland decor.

Market Report - Listing Prices in Gilbert, AZ - September 2016

We've got a little bit of a mixed bag of results from September's housing numbers here in Gilbert, Arizona. On some accounts it looks like the busy Summer buying season is still in full swing. However, other indicators have the market beginning it's annual Fall and Winter slowdown. Let's first break down the numbers. The average Active median list price for a home in Gilbert for the month of September 2016 was $338,890 which is almost a flat line from the previous month and the third straight month in which this statistic showed a decline or remained neutral. Sold home values experienced a slight increase up to $291,860. New homes being put up for sale also remained steady at $300,000.

So what do these numbers mean if you are a current homeowner in Gilbert or you wish to become one? The busy Summer selling season is beginning to wind down. Each year when that happens, it usually takes sellers longer to adjust their prices based upon the decrease in buyer traffic. Over the Fall and Winter you will generally begin to see housing prices overall begin to decline until next Spring. Sellers need to understand that if you price your home too high your home will be received by buyers with a resounding thud. The longer your home lingers on the market the more it becomes a stale listing and you may miss your sales window of opportunity.

This feline is showing the photographer/agent that this is their territory and they won't be easily whisked away.

As for the picture of the living area itself, there aren't many redeeming qualities in which to speak. First off, the pattern on the couch is so busy it distracts from what little positives there are in this room. Secondly, and still having to do with the couch, it's the only decorative design piece in the entire picture. This home is in serious need of professional staging. The area itself doesn't appear to be very large to small, functional furniture should have been used to showcase this space as well as some colorful but neutral wall art.
